OCIA BOARD MEETING MINUTES
April 9, 2026
The meeting was called to order at 6:14 pm by President Ronnie Smith.
Present: Board members Ronnie Smith, Brian Forgey, Donna Pinney via phone, Janet Weaver and Dennis Webb were in attendance. No Staff members were present. 4 members of the HOA were in attendance. One visitor.
Absent: n/a
Amend/Approve Agenda: The agenda for the meeting was presented for review. Dennis Webb moved to accept the agenda as written and Janet Weaver seconded. Motion approved by the full board.
Amend/Approve Meeting Minutes: The minutes of the March 12, 2026 meeting were presented for review. Donna Pinney moved to waive reading of the minutes and approve the minutes as written. Dennis Webb seconded the motion. All board members voted in favor of the motion. Motion carried and minutes approved.
President’s Report: – Per Brian Forgey, two John Deere tractors were sold for $7,000.
Treasurer’s Report: Janet Weaver read the OCIA Treasurer’s report as follows: As of 3/31/2026, the checking account balance was $348,870.06; the R & R account balance was $149,571.40; Certificates of Deposit are $207,671.12. Recreation Center Income was Member Parties $255.00. See the OCIA Treasurer’s Report herein attached and incorporated by reference to these minutes.

New Business:
- Member Request to Speak – Colt Giblin – Member requested clarification on three joining lots policy. The Board informed him of the policy qualifications for lots to be adjoining, not diagonal or other lots in between. Member brought concern to the condition of Orchard Drive. The Board agreed to look at road work on Orchard Drive.
- New Treadmills for Fitness Area – Board agreed for Ronnie Smith to purchase one treadmill for under $4,000 for fitness area. Tamy Bond will coordinate this purchase. We will put off replacement of the second treadmill until later.
Adjournment: Motion: Brian Forgey moved and Dennis Webb seconded to adjourn at 6:57 pm. All board members voted in favor and the motion passed.
The next regular meeting is scheduled for May 14, 2026.
