OAKMONT COMMUNITY SALES ASSOCIATION

BOARD MEETING MINUTES

February 8, 2024

 

The meeting was called to order at 5:00pm by President Haupt.

Present: Board Members Gary Haupt, Megan, McGuire, Jeff Wilhoit, Eric Franklin and Ronnie Smith were in attendance. Polly Rannells and Donnie Sherwood were present. Five HOA members were in attendance in the audience.

Absent: None.

Amend/Approve Agenda: The agenda for the meeting was presented for review.

  • Motion: Eric Franklin moved and Ronnie Smith seconded to attend the agenda to add the the Rafael Cortez lot inquiry to Old Business. All Board members voted in favor of the motion. Motion carried and agenda amended.

Minutes of Regular January 11, 2024 Meeting: The minutes of the January 11, 2024 regular meeting were presented for review.

  • Motion: Megan McGuire moved to waive reading of the minutes at the meeting and approve the minutes as presented and Ronnie Smith seconded the motion. All Board members voted in favor of the motion. Motion carried and minutes approved.

Treasurer Report:  Treasurer Jeff Wilhoit gave the OCSA Treasurer’s report as follows:

As of 1/31/24, the Checking account balance was $230, 199.17; Heim Young account balance was $248,732.64. See the OCSA Treasurer’s Report herein attached and incorporated by reference to these minutes.

Administrative Report:

Lot Sales Report: – Polly Rannells stated there were no closings in January.

Taney County Fire District Survey of Tract 27 portion and sale status: – Polly Rannells stated that Hogan Title had a few questions on the GRE Survey information and is contacting the Surveyor, Brian Viele, for clarification.

Old Business:

Rafael Cortez are inquiring on the price of Ozark Paradise Village, Block 37, Lot 6 at corner of Redbud and Pear Drives. The Board conducted a site visit of this 100 x 135 foot lot, previous Board pricing on this lot was $2,500 set in 2006, Redbud Drive is well maintained gravel road in front of this lot, lot is gradual sloping with electric connection on opposite side of roadway.

  • Motion: After discussion of the lot sales criteria and site visit information, Eric Franklin moved and Ronnie Smith seconded to set the price of the lot at $5,000. Two Board members voted in favor of the motion and three members voted against. Motion failed.
  • Motion: After further discussion of previous lot sales of similar lots, Megan McGuire moved and Jeff Wilhoit seconded to set the price of the lot at $6,000. All Board members voted in favor of the motion and the motion carried.

Lakewood Dilapidated House Complaint: – Pending review and site visit.

Give Back Lot Requests: – Pending.

Cargo Container Complaint: – Pending.

New Business:

After an inquiry from the members in the audience, the Board reviewed the various online sites available to assist with finding lots lines in addition to the Taney County GIS System. There area a number of online applications that can be downloaded to assist with location of lot lines including several that are set up for hunter and forestry services.

Adjournment:  With no further business to come before the Board, Gary Haupt called for adjournment of this meeting.

  • Motion: Jeff Wilhoit moved and Eric Franklin seconded to adjourn at 5:15 pm. All Board members voted in favor and the motion carried.

The next regular meeting will be held on March 14, 2024.
