OAKMONT COMMUNITY SALES ASSOCIATION
BOARD MEETING MINUTES
NOVEMBER 10, 2022
The meeting was called to order at 5:01 p.m. by Gary Haupt, presiding in the absence of Junior Crafton.
Present: Board Members Gary Haupt, Megan McGuire, Jeff Wilhoit, and Jeff Farquhar were in attendance. Polly Rannells and Donnie Sherwood were present. 6 HOA members were in attendance in the audience.
Absent: Junior Crafton
Administrative Supervisor position: Gary Haupt announced that after advertisement and review of qualifications, internal candidate, Polly Rannells, was interviewed to fill the Administrative Supervisor position and meets or exceeds all the qualifications for the job. She has been working in the Assistant Supervisor position for four years and has experiences in personnel, office and financial management. Ms. Rannells has lived in the Oakmont Community for many years.
Motion: After recommendation of the Board candidate selection committee consisting of Megan McGuire and Junior Crafton, Megan McGuire moved and Jeff Farquhar seconded to approve Polly Rannells as the next Administrative Supervisor for the Oakmont Community. All Board members present voted in favor of the motion. Motion carried.
Amend/Approve Agenda: The agenda for the meeting was presented for review.
Motion: Jeff Wilhoit moved and Jeff Farquhar seconded to approve the Agenda as presented. All Board members voted in favor of the motion. Motion carried and the agenda remained as presented.
Amend/Approve October 13, 2022 Meeting Minutes: The minutes of October 13, 2022 regular meeting were presented for review.
Motion: Megan McGuire moved to waive reading of the minutes at the meeting and approve the minutes as presented. Jeff Wilhoit seconded the motion. All voted in favor of the motion. Motion carried and minutes approved as presented.
Treasurer Report: Treasurer Jeff Wilhoit gave the OCSA Treasurer’s Report as follows: As of October 31, 2022 the Checking Account balance was $216,756.70; Heim Young Account balance was $212,224.96 representing an increase of almost $7,000 over last month. See the OCSA Treasurer’s Report herein attached and incorporated by reference to these minutes.
Administrative Report: None.
President Report: None.
Old Business:
- Lot Sales Status Report – Polly Rannells presented the report detailing the previous month’s activities including the two non-membership lot sales, the offers without responses and the counteroffer from Connell on the Lakeside Estate lots.
New Business:
- Charlie Gerken is presenting an offer of $7,500 for Ozark Paradise Village, Tract 22 on Ravine Drive on behalf of American Sportsman. This is an odd shaped lot adjacent to Ravine Drive in a pie shape. The Tract is surrounded by property currently owned by White Oak Ventures. This item is tabled to allow time for the Board members to conduct an on-site review of the Tract with permission of the White Oak Ventures and Big Cedar properties.
- Gerald and Eilene Stern are presenting an offer to deed Ozark Paradise Village, Block 52, Lot 104 on Coach Drive back to the Association. There are no recorded encumbrances on the property.
Motion: Jeff Farquhar moved and Megan McGuire seconded to accept the deed offer back to the Association. All voted in favor of the motion and motion carried. Polly Rannells was instructed to proceed with transferring the property in the favor of the Association through Hogan Title.
Adjournment: Gary Haupt called for adjournment.
- Motion: Megan McGuire moved and Jeff Wilhoit seconded to adjourn at 5:15 p.m. All Board members voted in favor and the motion carried.
The next regular meeting will be held on December 8, 2022.
