OCIA BOARD MEETING
OCTOBER 14, 2021
Present: Gary Haupt, Junior Crafton, Jeff Wilhoit, Jodie King, Chad Littler
The meeting was called to order at 5:21 pm by President Jeff Wilhoit
The next meeting will be held on November 11, 2021 at 5:00 pm.
Junior Crafton made a motion to accept the agenda as read. Gary Haupt seconded the motion. Motion carried.
Previous Minutes: Junior Crafton read the minutes from the last board meeting held on September 9, as there were no corrections noted, he made a motion to accept the minutes as read. Gary Haupt seconded and the motion carried.
Doug Fender: Owner of Indian Summer Pool explained how he would fix our pool. He also explained how the new equipment would automatically add chemicals so the ph and chlorine would stay in the range it was suppose to be. Also, it would stop the pitting for the pool. The fully automated chemical system (Diamond Bright) would add $5,600.00; the app for the system and the system is $32,000.00.
Chad: We have $142,542.03 in the checking account and $28,830.29 for a combined total of $171,372.32. We have used about 68 percent of the budget if we use just the checking account or 61 percent if you combine the checking and RR account. In September we made $150.00 in parties and $950.00 in camping for a total of $1,100.00.
Donnie: Brush hog arm on the trees on the road, grading roads after rain, doing maintenance on equipment, cut up a tree that fell in the campground, and fixed the curve on Club and Shore. We need to get the area on Orchard surveyed so we can get the road problem settled. Karen will be contacting a surveyor.
Karen: We received a letter from Barb at KPM (our auditing firm). We owe no taxes on either company. They are working on the time frame to get the information to Oakmont earlier in the year.
Jeff: Nothing
Junior Crafton made a motion to accept Indian Summer Pools system, for $32,000.00, the automated chemical release for $5,600.00, and the training session at $300.00 for the employees. Chad questioned the pool usage and what the percentage of owner usage per month is. Gary and Junior explained that whether or not homeowners used the pool it was their prerogative. Gary seconded the motion with the caveat that it was an expensive option but still needed to be done. It was decided to see if we could close in January or February to have the pool done. The motion was voted on with Jeff, Jodie, Gary, and Junior approving and Chad opposed. Motion passed.
Jeff suggested getting with Karen and Junior to train on the usage of the Web site. He will get with them to set up a time.
Chad is still working on getting the new condo units and cabins that have been built by Big Cedar and Blue Green to Karen for the January billing.
Junior made a motion to adjourn. Gary seconded the motion. Motion voted on and carried. President Jeff Wilhoit adjourned the meeting at 6:54 p.m.

**NOTE: It was discovered on November 18, 2021 that Jodie King and Chad Littler were ineligible to hold a seat on the Oakmont Board of Directors as of October 4, 2021. See minutes from the December 9, 2021 board meeting.
RESOLUTION
At the October 14, 2021 monthly OCIA board meeting, two board members were ineligible to participate in the board business. This resolution is to ratify all business conducted by the remaining seated board members. This resolution is hereby adopted on this 9th day of December, 2021.
