OAKMONT COMMUNITY SALES ASSOCIATION

BOARD MEETING MINUTES

AUGUST 8, 2024

 

The meeting was called to order at 5:03 pm by President Eric Franklin.

Present: Board members Eric Franklin, Ronnie Smith, Janet Weaver, and Dale Moore were in attendance. Polly Rannells and Donnie Sherwood were present. Five members of the HOA were in attendance.

Absent: Brian Forgey

Amend/Approve Agenda: The agenda for the meeting was presented for review.

Motion: Janet Weaver moved and Dale Moore seconded to approve the agenda as submitted. All Board members voted in favor of the motion. Motion carried and the agenda approved.

Amend/Approve Meeting Minutes: The minutes of the July 11, 2024  meeting were presented for review

  • Motion: Dale Moore moved to waive reading of the minutes and approved the minutes as presented and Janet Weaver seconded the motion. All board members voted in favor of the motion. Motion carried and minutes approved.

President’s Report

No Report

Treasurer’s Report

Janet Weaver gave the Treasure’s report as follows: As of 7/31/2024, the checking account balance was $266,385.07; the Heim Young account balance was $266,315.44. Three lots were sold this past month. See the OCSA Treasure’s Report herein attached and incorporated by reference to theses minutes

Administrative Report:

Lot Sales Report – Polly Rannells stated there were three properties sold in July.

Polly presented the board with a tax sale letter that a delinquent property was sold for the back taxes. We will need to go in the system and note that the old dues were now lost due to the tax sale.

Old Business:

  • Follow up on Lakewood dilapidated house complaint – the letter has gone out to Scott Startett and Lisa Marshall, but there has been no response from them.
    • Letter was sent out on April 25, still no response. Polly will call Scott Starett for a time frame and an update on the property.
      • Polly called Scott and as far as he knew there was no county statute to take care of the house. Scott Starett gave Polly the phone number of Mick Plummer – County Commissioner to call, and she has been unable to reach them.
  • Follow up on give back lots – a policy has been approved by the board and letters have been sent out to the three owners who were interested in pursuing the give back.
    • Polly has had four lots that have been returned. There were a total of 11 requests to return lots. The returned lots can be sold again. The sellers will pay the fee for a quick claim deed. Polly will follow up with the 6 remaining lots.
      • There have been a total of 11 lots that are interested in being returned to Oakmont for resale, four have been completed and successfully returned. The ball is in the court for the remainer of the property owners to complete the transfer back to Oakmont.
  • Follow up on cargo container complaint – the letter has been drafted by Kyle, we need a status update, Eric will make contact with Kyle.
    • Eric contacted Kyle today via email and is waiting on his response. We will follow up next month.
      • Eric talked to Kyle about this, but it fell off his agenda. He will look back at his notes and get back to us.
  • Land Ladder LLC – the offer letter has an incorrect amount of land acreage listed, it seems like a decent offer, but we’re unclear if the offer will change once they are made aware of teh discrepancy. Ronnie will make contact with Land Ladder LLC and clarify.
    • Ronnie will follow up with Land Ladder LLC and will follow up at next month’s meeting.
  • Offer of $10,000 from Sherman Cogdill on Ozark Paradise Village, Block 52, Lot 41 and 77 between Coach Drive and BOston Drive
    • Janet and Dale will go take a look at these lots and report back to the board next month.
      • Janet and Dale will go back and look at this lot.

New Business:

  • Offer of $3,000 from Jana Hilt on Ozark Paradise Village, Block 3, Lot 26 on Lakeview Drive
    • Brian Forgey made the motion to reject the offer and Janet Weaver seconded the motion, all board members were in favor, motion passed.
      • A new offer has been made for $3,500. Discussion was held and Janet Weaver motioned to reject the offer, Ronnie Smith seconded, motion passed.
  • Ronnie and Brian have looked at some of the properties of tax sales properties that are in the Oakmont HOA.

Adjournment:

Motion: Ronnie Smith moved and Janet Weaver seconded to adjourn at 5:20 pm. All board members were in favor and the motion carried.

The next regular meeting is scheduled for September 12, 2024.
