BOARD MEETING MINUTES

July 11, 2024

The meeting was called to order at 5:00pm by President Eric Franklin.

Present: Board Members Eric Franklin, Ronnie Smith, Janet Weaver, Brian Forgey and Dale Moore were in attendance. Polly Rannells and Donnie Sherwood were present. One member of the HOA was in attendance.

Absent: None.

Amend/Approve Agenda: The agenda for the meeting was presented for review.

  • Motion: Janet Weaver moved and Ronnie Smith seconded to approve the agenda as submitted. All Board members voted in favor of the motion. Motion carried and the agenda approved.

Amend/Approve May 9, 2024 Meeting Minutes: The minutes of the May 9, 2024 meeting were presented for review.

  • Motion: Ronnie Smith moved to waive reading of the minutes and approve the minutes as presented and Janet Weaver seconded the motion. All Board members voted in favor of the motion. Motion carried and minutes approved.

President’s Report:  No report

Treasurer Report:  Janet Weaver gave the Treasurer’s report as follows:

As of 5/31/24, the Checking account balance was $237, 331.36; Heim Young account balance was $258, 470.06. As of 6/30/24, the Checking account balance was $252, 281.09; Heim Young account balance was $261, 106.12. We had one closing for Lots 1-5 in Block 61, South Addition and Lots 10-12 in Block 1, Oak Hollow for $16,590.73. See the OCSA Treasurer’s Report herein attached and incorporated by reference to these minutes.

Administrative Report:

Lot Sales Report: – Polly Rannells stated there was one property sold in the month of June.

Old Business:

  • Follow up on Lakewood dilapidated house complaint – the letter has gone out to Scott Starett and Lisa Marshall, but here has been no response from them.
    • Letter was sent out on April 25, still no response. Polly will call Scott Starett for a time frame and an update on the property.
  • Follow up on give back lots – a policy has been approved by the board and letters have been sent out to the three owners who were interested in pursuing the give back.
    • Polly has had four lots that have been returned. There were a total of 10 requests to return lots. The returned lots can be sold again. The seller will pay the fee for a quick claim deed. Polly will follow up with the 6 remaining lots.
  • Follow up on cargo container complaint – the letter has been drafted by Kyle, we need a status update, Eric will make contact with Kyle.
    • Eric contacted Kyle today via email and is waiting on his response. We will follow up next month.
  • Land Ladder LLC – the offer letter has an incorrect amount of land acreage listed, it seems like a decent offer, but we’re unclear if the offer will change once they are made aware of the discrepancy. Ronnie will make contact with Land Ladder LLC and clarify.
    • Ronnie will follow up with Land Ladder LLC and will follow up at next month’s meeting.

New Business:

  • Offer of $10,000.00 from Sherman Cogdill on Ozark Paradise Village, Block 52, Lot 41 and 77 between Coach Drive and Boston Drive.
    • Janet Weaver and Dale Moore will go take a look at these lots and report back to the board next month.
  • Offer of $3,000.00 from Jana Hilt on Ozark Paradise Village, Block 3, Lot 26 on Lakeview Drive.
    • Brian Forgey made the motion to reject the offer and Janet Weaver seconded the motion. All board members were in favor. Motion passed.
  • Offer of $5,000.00 from David and Kim Hagan on South Addition, Block 61, Lot 12, 13 and 14 Jones Road.
    • Janet Weaver made the motion to reject the offer and Dale Moore seconded the motion. All board members were in favor. Motion passed.
  • Offer of $3,5000.00 from David and Kim Hagan on South Addition, Block 61, Lot 10, and Oak Hollow, Block I, Lots 5 and 6.
    • Janet Weaver made the motion to reject the offer and Dale Moore seconded the motion. All board members were in favor. Motion passed.
  • Offer of $2,550.00 from Travis Daniels on South Addition, Block 61, Lot 7 and 9, and Oak Hollow, Block I, Lots 7 on Jones Road.
    • Janet Weaver made the motion to reject the offer and Brian Forgey seconded the motion. All board members were in favor. Motion passed.
  • Offer of $1,250.00 from Ken Balster on Ozarks Paradise Village, Block 6, Lot 143.
    • Janet Weaver made the motion to reject the offer and Brian Forgey seconded the motion. All board members were in favor. Motion passed.

Adjournment:

  • Motion: Ronnie Smith moved and Janet Weaver seconded to adjourn at 5:41pm. All Board members voted in favor and the motion carried.

The next regular meeting is scheduled for August 8, 2024. The June meeting was cancelled due to the concert at the nearby arena.
