OAKMONT COMMUNITY SALES ASSOCIATION 

BOARD MEETING MINUTES

OCTOBER 12, 2023 

 

The meeting was called to order at 5:02 pm by President Haupt.

Present: Board Members Gary Haupt, Megan McGuire, Jeff Wilhoit and Eric Franklin were in attendance. Polly Rannells and Donnie Sherwood were present. Four HOA members were in attendance in the audience

Absent:  Jeff Farquhar was absent with a work conflict.

Amend/Approve Agenda: The agenda for the meeting was presented for review

  • Motion: Megan McGuire moved and Eric Franklin seconded to approve the agenda as presented. All Board members voted in favor of the motion. Motion carried and agenda approved.

Minutes of Regular September 14, 2023 meeting: The minutes of the September 14, 2023 regular meeting were presented for review

  • Motion: Megan McGuire moved to waive reading of the minutes at the meeting and approve the minutes as presented and Jeff Wilhoit seconded the motion. All Board members voted in favor of the motion. Motion carried and minutes approved. 

Treasurer Report: Treasurer Jeff Wilhoit gave the OCSA Treasurer’s report as follows:

  • As of 9/30/2023, the Checking account balance was $241,745.40; Heim Young account balance was $228,674.18. The Heim-Young investment account decreased approximately $7,400.00 in September. See the OCSA Treasurer’s Report herein attached and incorporated by reference to these minutes

Administrative Report

  • Lot Sales Report: – Polly Rannells stated that there were no lot sales in September.
  • Taney County Fire District Survey of Tract 27 portion and sale status: Gary Haupt stated that a preliminary survey has been completed.

Old Business:

Shauna Marlowe – Request for pricing on Ozark Paradise Village, Block 49, Lots 5 and 52 at Devil’s Pool Road:  Ms. Marlowe currently owns several lots adjacent to the requested lots. There are also several Oakmont lots still open in the aera, one of which (Lot 6) would be beneficial to sell with lots 5 and 52 for the Association and for future construction on lots.

  • Motion:  After a review of the contours, location on a paved and County maintained road, and other criteria, Megan McGuire moved and Jeff Wilhoit seconded to price Lot 5 at $8,000 and Lot 52 at $5,000 for a total of $13,000 with the condition that Terrace Drive to the rear of the lots will not be improved by the Assocation and considering the price for sale of Lot 6 if bought with these two requested lots, the motion included setting price of Lot 6 at $5000.  All Board members voted in favor of the motion. Motion carried.

Lakewood Delapidated House Complaint:  Still pending review and site visit.

Give Back Lot Requests:  In the last month, the Association has continued to receive inquiries as to owners/members giving their lots back to the Association in exchange for the amount of delinquent dues owed. The total in now up to 12 (twelve). Pending review and recommendations by the appointed subcommittee.

New Business:

Lyle Malcore and Susan Foster:  Malcore and Foster have also requested pricing of three different lots – on Jones Road. Review by the Board along with a site visit will be completed and brought to November for reveiw and pricing.

Adjournment: With no further business to come before the Board, Gary Haupt called for adjournment

  • Motion: Jeff Wilhoit moved and Eric Franklin seconded to adjourn at 5:25 p.m. All Board members voted in favor and the motion carried

The next regular meeting will be held on November 9, 2023
